Late August 2026: The Smart Seller’s Window Is Opening in Northern Palm Beach County
Palm Beach and Martin county sales continued to grow in July while inventory tightened, setting the stage for a selective but active fall season. Here is what the newest data means for sellers and buyers in Jupiter, Palm Beach Gardens, Tequesta, Hobe Sound, and Palm Beach Shores.
The Fall Market Is Starting Before the Calendar Says So
As August closes, the clearest signal in northern Palm Beach County is not simply that prices are up or rates remain elevated. It is that well-positioned homes are finding buyers while generic, over-ambitious listings are being bypassed.
That distinction matters as we approach the traditional return of seasonal demand. Palm Beach County recorded 2,250 total home sales in July, a 15% increase from a year earlier and its eleventh consecutive month of year-over-year sales growth. Single-family sales rose 12.74% to 1,336 transactions, while $1 million-and-up sales climbed 36.5% [1]. North in Martin County—an important backdrop for Hobe Sound—total sales rose 18.5%, single-family sales gained 23.39%, and $1 million-and-up transactions increased 45.16% [2].
These are not indicators of a market where buyers have disappeared. They are signs of a market in which buyers are more selective, more informed, and still prepared to act for the right property and lifestyle.

Pricing Is the Difference Between Attention and Silence
Palm Beach County’s July median single-family sale price reached $660,090, up 7.64% year over year [1]. The headline is positive, but the more useful seller metric is the median 95% of original list price received [1]. This means buyers are paying for value—but they are not accepting every asking price without scrutiny.
The takeaway for a fall listing is straightforward: price from the most relevant closed sales of the last 60 to 90 days. A high-quality waterfront residence in Tequesta, a golf-community home in Palm Beach Gardens, a Jupiter home near boating and beach access, and a Palm Beach Shores condominium do not belong in the same pricing conversation. Condition, maintenance record, hurricane protection, HOA or club obligations, water access, and specific view corridor all affect what the buyer will support.
The same lesson applies in Martin County. Single-family sellers there received a median 95% of original list price in July, with a 43-day median time to contract [2]. That is enough activity to reward preparation, but not enough to make a price correction unnecessary when a listing misses the market.
What the Five Focus Areas Are Telling Us
Jupiter continues to reward sellers who understand scarcity. Redfin’s latest ZIP-level report for 33458 shows a $700,000 median sale price, up 3.3% year over year [3]. Jupiter’s combination of boating, beach access, riverfront homes, golf communities, and year-round outdoor living creates demand that is highly property-specific. Buyers should be ready to act when a home genuinely checks the lifestyle boxes; sellers should lead with the feature that cannot easily be replaced.
Palm Beach Gardens remains a diversified luxury market, not a single price point. A current local market page shows an average home price near $1 million and 734 homes for sale, but those broad figures combine golf, gated, newer-construction, condominium, and waterfront inventory [4]. The practical point is that a tailored comparative-market analysis is more valuable than a citywide average. The lifestyle appeal—golf, parks, coastal proximity, newer communities, and convenient regional access—remains a meaningful source of demand.
Tequesta is a market where rarity matters. Waterfront, river-adjacent, village, and golf-oriented homes can pull from different buyer pools. Sellers should build their marketing around the exact lifestyle the residence offers, not merely its bedroom count. Buyers should expect greater competition for turnkey properties with water access, privacy, or a compelling location near the Jupiter Inlet.
Hobe Sound offers a more measured, opportunity-rich pace. Over the three months ending June 2026, its median sale price was $514,720, with 67 homes sold in June, a 95-day average marketing period, and a 95% sale-to-list ratio [5]. The local sales mix can move the median sharply, so an individual home must be valued against closely matched comparables. For buyers, additional marketing time can create room for inspections and focused negotiation; for sellers, realistic positioning and excellent presentation remain essential.
Palm Beach Shores requires a property-level approach. Its limited coastal inventory means value turns on the exact building, condition, proximity to the beach or inlet, views, association finances, and insurance profile. Buyers should review flood and wind coverage, reserves, inspection results, and any upcoming association obligations before committing. Sellers who can organize these materials in advance make it easier for a sophisticated buyer to move forward with confidence.
Mortgage Rates: A Variable, Not a Verdict
Freddie Mac’s Primary Mortgage Market Survey reported that the average 30-year fixed-rate mortgage was 6.66% as of August 27, nearly unchanged from the prior week [6]. For financed buyers, that makes a fully reviewed pre-approval, a clear cash-to-close estimate, and early insurance quotes more important than ever. Actual terms will vary by loan amount, credit, down payment, points, and property type.
At the same time, cash continues to play an outsized role locally: 47.7% of Palm Beach County closed sales and 46.2% of Martin County closed sales were cash transactions in July [1] [2]. This helps explain why a well-marketed luxury property can still move decisively despite higher financing costs. It is a reminder that sellers should make a home’s lifestyle and long-term ownership value as clear as possible—not market only a monthly payment.
A Practical September Plan
For sellers, the next few weeks are an opportunity to prepare before seasonal inquiry intensifies. Complete deferred maintenance, assemble key records, confirm insurance and association details, invest in high-quality visual marketing, and price to the current market rather than to an outdated peak. A listing that launches cleanly and credibly has a better chance to command attention before winter inventory expands.
For buyers, use September to get financially organized and clarify the lifestyle requirements that matter most. Jupiter and prime Palm Beach Gardens or Tequesta homes may require a decisive, clean offer. Hobe Sound can offer a more deliberate search and negotiation process. In Palm Beach Shores, due diligence on the individual property and association should be part of the buying strategy from the first showing.
The Bottom Line
The late-summer data points to a market that is active, selective, and increasingly dependent on strategy. Sales are rising in both Palm Beach and Martin counties, supply is relatively tight for single-family homes, and luxury transactions are growing. Yet buyers are still disciplined about price, condition, financing, and carrying costs.
Whether your next move involves a Jupiter waterfront home, Palm Beach Gardens golf-community property, Tequesta residence, Hobe Sound retreat, or Palm Beach Shores coastal condo, a neighborhood- and property-specific plan will deliver better results than a countywide headline.
