Late September 2026: Luxury Is Leading, but the Middle of the Market Is Watching Rates

Palm Beach County’s luxury market set a new $10 million-plus sales record in just eight months, while broader August activity slowed as mortgage rates moved higher. Here is what that split market means for buyers and sellers in Jupiter, Palm Beach Gardens, Tequesta, Hobe Sound, and Palm Beach Shores.

A Market With Two Different Stories

Late-September market data tells two stories at once. At the highest price points, Palm Beach County has already set a new annual record for $10 million-plus home sales—recording 170 such transactions through August, above the prior full-year record of 169 [1]. At the same time, total Palm Beach County sales declined 4.5% year over year in August, as elevated rates and tight inventory in some price bands affected the broader market [1].

That is not a contradiction. It is a reminder that “the market” is not a single buyer pool. A cash buyer seeking a waterfront, golf, or turnkey lifestyle property in Jupiter, Palm Beach Gardens, Tequesta, or Palm Beach Shores may evaluate a home very differently from a financed buyer weighing monthly payment, insurance, HOA obligations, and renovation costs. Sellers who recognize which buyer they are targeting can position their home much more effectively.

The Top of the Market Still Has Momentum

The record 170 Palm Beach County sales above $10 million is an important regional signal, even though most buyers are not shopping in that price range. It reflects an enduring draw toward South Florida’s lifestyle, business environment, coastal access, and high-end communities [1]. The impact reaches beyond Palm Beach itself: it helps keep attention on the north county corridor, where buyers can compare Jupiter’s boating and beach lifestyle, Palm Beach Gardens’ golf and gated communities, Tequesta’s village character, Hobe Sound’s lower-density coastal setting, and Palm Beach Shores’ beach and inlet access.

For luxury sellers, the lesson is not that every property will receive a premium. The lesson is that scarcity must be demonstrated. A home must communicate exactly why its location, water access, view, lot, renovation level, club affiliation, or privacy cannot be easily replaced. Clear documentation, excellent presentation, and current comparables remain essential—even in a cash-rich segment.

Mortgage Rates Matter More in the Middle

Freddie Mac reported that the average 30-year fixed-rate mortgage reached 6.95% as of September 17, up from 6.76% the previous week [3]. The survey is based on conventional, conforming, owner-occupied single-family purchase loans with a 20% down payment and strong credit, so individual rates will vary [3]. Still, the rise matters because it changes monthly affordability, purchasing power, and the competitiveness of financed offers.

This helps explain why a well-priced home can still sell promptly while an aspirationally priced property may sit. In Palm Beach County, single-family inventory was just 3.5 months in August—a seller-leaning level—yet sellers received a median 95% of original list price and homes took a median 40 days to contract [1]. That combination says buyers remain active, but they are not overlooking value, condition, or carrying costs.

For financed buyers, the practical response is preparation. Strong pre-approval, a clear cash-to-close figure, early insurance quotes, and a realistic review of HOA, club, and maintenance costs make an offer more credible. For sellers, it is a reason to make the ownership story easy to understand: recent improvements, roof and systems history, permits, insurance information, and association documents should be organized before launch.

What the Data Means in Roberto’s Five Focus Areas

Jupiter remains one of the corridor’s most active lifestyle markets. In ZIP code 33458, the most recent three-month report showed a $674,708 median sale price, up 3.8% year over year; 287 homes sold, up 17.2%; and a 96.1% sale-to-list ratio [4]. A home near the beach, Loxahatchee River, boating access, golf, or a favorite Jupiter lifestyle location can attract urgent attention if it is turnkey and correctly priced. Buyers should not assume a broader rate-driven slowdown will make truly scarce properties easy to secure.

Palm Beach Gardens continues to show price and transaction strength, with a recent median sale price of $819,590, up 17.1% year over year, and 450 homes sold in the reporting period [5]. But it is not one uniform market. Gated estates, golf properties, newer construction, waterfront homes, and condominiums appeal to different audiences. The best buyer strategy is to identify the precise lifestyle and community fit; the best seller strategy is to price against the correct property type, not a citywide average.

Tequesta is particularly suited to a comparable-driven analysis. Waterfront, river-adjacent, village, golf-oriented, and condominium properties each command their own buyer pool. County data provides the backdrop, but the price of a particular Tequesta property should be determined by recent, closely matched sales. The area’s quiet coastal character, access to the Jupiter Inlet, and sense of privacy remain powerful lifestyle differentiators.

Hobe Sound illustrates why local analysis matters. Redfin’s latest report showed a $534,646 median sale price, down 9.38% from a year earlier, along with 52 sales, up 18.9%, and a 103-day median marketing period [6]. The mix of lower-density homes, golf, boating, nature-oriented living, and luxury coastal properties can move the median sharply from month to month. The more deliberate pace can give buyers time for inspections and negotiations, but sellers should avoid interpreting tighter county supply as permission to price outside the evidence.

Palm Beach Shores remains a small, highly property-specific coastal market. A broad county statistic cannot replace close analysis of the individual building or home. Beach and inlet proximity, floor level, view, building reserves, association governance, storm protections, insurance, and flood considerations can shape both value and buyer confidence. Sellers who present this information proactively help a qualified buyer move forward. Buyers who investigate it early protect both their budget and their options.

Cash Still Shapes the Conversation

Cash represented 48.1% of Palm Beach County sales and 40.5% of Martin County sales in August [1] [2]. Those figures are well above the national level cited by MIAMI REALTORS® and help explain why luxury coastal demand has remained more resilient than a headline mortgage-rate reading might suggest.

A cash offer is not automatically the winning offer, and a financed buyer is not automatically disadvantaged. The competitive advantage comes from certainty. A fully underwritten financed offer with appropriate contingencies, insurance research completed, and a realistic closing plan can compete effectively. A cash buyer who fails to account for association, insurance, or property-condition issues can still make an expensive mistake. In either case, information and preparation create leverage.

Practical Guidance for the Weeks Ahead

For buyers, focus first on the cost and lifestyle you will own—not just the price you will offer. In Jupiter and Palm Beach Gardens, be ready to move on lifestyle-rare homes. In Tequesta and Palm Beach Shores, make property, association, insurance, and building due diligence central from the first showing. In Hobe Sound, use the more deliberate pace to analyze condition, costs, and comparable sales carefully.

For sellers, recognize that there are two questions every buyer is asking: “Why this home?” and “Why at this price?” The answer must be visible in the condition, marketing, disclosures, photography, and comparable-sale strategy. A premium listing needs a premium presentation, but every price range benefits from an organized, low-friction transaction story.

The Bottom Line

Palm Beach County’s record $10 million-plus sales show that high-end demand remains a meaningful force. Higher mortgage rates and slower overall August sales show that affordability and value still matter everywhere else. The outcome is a market where excellent properties can move decisively, while poorly positioned properties receive less forgiveness.
