South Florida Market
Mid-September 2026: One Coast, Two Speeds in Northern Palm Beach Real Estate
The latest data reveals a two-speed market across northern Palm Beach County and the Treasure Coast. Jupiter and Palm Beach Gardens are seeing active sales and lifestyle-driven demand, while Hobe Sound offers a more measured pace. Here is how buyers and sellers should adapt in Jupiter, Palm Beach Gardens, Tequesta, Hobe Sound, and Palm Beach Shores.
The Market Is Not Moving at One Speed
The most useful takeaway from mid-September is that there is no single “South Florida market.” Two homes can sit just a few miles apart and command entirely different strategies depending on their location, condition, water access, community, and price point.
The latest city-level figures illustrate the point. Jupiter ZIP code 33458 posted a $674,708 median sale price in the three months ending August, up 3.8% from a year earlier, with 287 sales and a 67-day median marketing period [1]. Palm Beach Gardens reported a $819,590 median, up 17.1% year over year, with 450 sales and a 79-day median marketing period in its most recent three-month report [2]. Hobe Sound, meanwhile, recorded a $534,646 median sale price, down 9.38% year over year, with 52 sales and a 103-day median marketing period [3].
Those numbers do not mean one community is “good” and another is “bad.” They show that buyers are rewarding some property types and lifestyles more quickly than others—and that a one-size-fits-all pricing strategy is increasingly risky.
| Market | Latest median sale price | Year-over-year change | Latest median days on market | Key reading |
|---|---|---|---|---|
| Jupiter 33458 | $674,708 | +3.8% | 67 days | Active, moderately competitive, lifestyle homes still command attention. |
| Palm Beach Gardens | $819,590 | +17.1% | 79 days | Strong activity, but the market spans many very different submarkets. |
| Hobe Sound | $534,646 | -9.38% | 103 days | A more deliberate pace that can create room for negotiations and careful due diligence. |

Jupiter: Scarce Lifestyle Features Still Set the Pace
Jupiter’s 33458 market is showing both price resilience and sales depth. The latest rolling data reports 287 sales, up 17.2% year over year, and a 96.1% sale-to-list ratio [1]. That is not a signal to overprice. It is a signal that a well-positioned property remains compelling when it delivers a lifestyle the buyer cannot easily duplicate.
For Jupiter buyers, that can mean boating access, proximity to the Loxahatchee River or beach, golf-community amenities, privacy, an updated home, or a location that makes daily coastal living easy. The practical distinction is between ordinary inventory and truly scarce inventory. A home with the right features may require a clean, decisive offer; a listing that is simply priced above its recent comparables may still offer room to negotiate.
For sellers, the key is to market the lived experience as deliberately as the floor plan. Professional visual presentation, clarity about upgrades and permits, insurance-ready documentation, and pricing tied to recent nearby sales will matter more than broad citywide appreciation statistics.
Palm Beach Gardens: Strong Results, but No “Average” Buyer
Palm Beach Gardens continues to demonstrate why luxury real estate is a micro-market business. The citywide data—450 sales, a median of $819,590, and a 95.3% sale-to-list ratio—shows strong underlying activity [2]. But a newer home in a gated community, a golf residence, a waterfront property, an established inland home, and a condominium can be serving entirely different buyer pools.
That makes the “average” city result less useful than the question a buyer is actually asking: Which community best fits how I want to live? Palm Beach Gardens continues to attract buyers seeking golf, parks, newer construction, convenient access to the rest of Palm Beach County, and a polished year-round outdoor lifestyle. The right property may sell quickly even within a market whose broader median days on market is nearly 80 days.
For sellers, the difference between a compelling launch and a long negotiation often begins before photography: choose the correct competitive set, prepare the property, and price for the real alternatives a buyer will see this week—not the headline price a neighbor once hoped to achieve.
Tequesta and Palm Beach Shores: The Comparable Sale Matters More Than the Headline
Tequesta and Palm Beach Shores are both communities where generic citywide numbers can obscure more than they explain.
In Tequesta, a river-adjacent home, a village property, a golf-oriented residence, and a condominium do not compete in one uniform market. Buyers come for a quieter coastal setting, proximity to the Jupiter Inlet, waterfront access, privacy, and the sense of a distinct village. The right analysis should focus on recent, close comparable sales by property type, condition, lot or water characteristics, and community—rather than relying on a broad county median.
In Palm Beach Shores, the same principle is even more important. Beach and inlet access, building age, floor level, view, reserves, association financials, wind and flood insurance, and future assessment exposure can all influence value and negotiability. A buyer should request association and insurance information early; a seller who organizes those details before listing can remove friction from the purchase decision.
The regional backdrop remains constructive. Palm Beach County recorded 2,250 total home sales in July, up 15% year over year, and its single-family inventory stood at 3.7 months of supply [4]. That is a seller-leaning context—but the smaller coastal markets still require property-specific strategy.
Hobe Sound: More Time Can Be an Advantage When Used Well
Hobe Sound’s latest numbers show a more patient market: the median sale price was $534,646, with homes averaging 103 days on market and sellers receiving an average 94.9% of list price [3]. At the same time, August sales rose to 52, an 18.9% increase from a year earlier [3].
The story is not a lack of demand. It is greater selectivity and a wider range of home types. Hobe Sound’s appeal remains compelling for buyers who prioritize a lower-density coastal environment, boating, golf, nature, privacy, and a more relaxed pace. The additional time on market can allow buyers to complete detailed inspections, evaluate insurance and renovation costs, and negotiate from evidence rather than urgency.
For sellers, it reinforces the value of realistic pricing and strong preparation. A home that needs work, lacks clear documentation, or is marketed against the wrong peer group will likely spend longer competing. A polished home with a clear lifestyle story can still stand out.
The Rate Context: Preparation Is a Competitive Advantage
Freddie Mac reported that the average 30-year fixed-rate mortgage reached 6.76% as of September 10, up from 6.71% the prior week [5]. The survey reflects conventional, conforming purchase loans for borrowers with 20% down and excellent credit, so individual loan terms will differ [5]. Still, the direction of rates matters for financed buyers and underscores the importance of early lender planning.
The most competitive financed offers today tend to be the most prepared: underwriting has been reviewed, cash-to-close is clear, insurance quotes have been investigated, and the buyer knows the real cost of any HOA, club, or property-specific obligation. That preparation is especially important in communities such as Palm Beach Shores and Tequesta, where ownership costs can vary substantially from one property to the next.
At the same time, the luxury segment is supported by cash and jumbo buyers. Palm Beach County’s July report showed 47.7% of closed sales were cash transactions, while Martin County’s cash share was 46.2% [4] [6]. Sellers should not assume every buyer will be cash, but they should be ready to communicate a property’s long-term value and ownership story to a sophisticated audience.
Guidance for the Weeks Ahead
For buyers: Be decisive where the lifestyle is hard to replace, especially in Jupiter and the top Palm Beach Gardens and Tequesta micro-markets. Be methodical where the market provides more time, particularly in Hobe Sound or complex condominium purchases. In all five communities, do not wait until contract to understand insurance, association, and maintenance costs.
For sellers: The right strategy is not “price high and wait.” It is to price against the right set of current comparables, eliminate avoidable questions, and make the lifestyle value unmistakable. Jupiter and Palm Beach Gardens may reward premium positioning, but the premium has to be earned through condition, scarcity, and presentation. In Hobe Sound, Tequesta, and Palm Beach Shores, detailed property documentation can be just as persuasive as the listing photos.
The Bottom Line
Northern Palm Beach County and the Treasure Coast are active, but they are not uniform. Jupiter and Palm Beach Gardens show ongoing sales momentum and price strength. Hobe Sound offers a more measured search environment. Tequesta and Palm Beach Shores remain defined by rare, property-specific coastal attributes rather than a generic median.
