The South Florida real estate market is entering summer 2026 with a notable shift toward more balanced conditions — and for buyers and sellers in Jupiter, Palm Beach Gardens, Tequesta, Hobe Sound, and Palm Beach Shores, that shift creates real opportunity on both sides of the transaction.

Mortgage Rates Pull Back From 9-Month High

The average 30-year fixed mortgage rate fell to 6.48% this week, down from a 9-month peak hit earlier this spring, according to data tracked by Florida Realtors. For a buyer purchasing at $750,000 with 20% down, that rate reduction translates to meaningful monthly savings — and in a market where affordability has been a persistent concern, the timing matters.

Builders in communities like Abacoa, PGA National, and surrounding Palm Beach County neighborhoods continue offering buyer incentives including rate buydowns and closing cost assistance, in some cases worth $10,000 or more on new construction purchases.

Jupiter and Palm Beach Gardens: The Numbers

Palm Beach Gardens home prices rose 10.8% year-over-year through May 2026, with a median sale price of $796,000, according to Redfin. Homes are averaging 84 days on market — virtually unchanged from last year — and 461 homes sold in May alone, up 13.9% from the same period in 2025.

Jupiter's market tells a slightly different story. The median sale price reached $1,278,500 in May 2026, with 27 homes sold in the last 30 days. Inventory in the Jupiter area has risen significantly this year, giving buyers more options and more negotiating room than they had in 2024. Jupiter scores a 44 out of 100 on Redfin's Compete Score — "somewhat competitive" — meaning well-priced homes still attract multiple offers, but buyers are no longer competing in a frenzied environment.

What This Means for Sellers

Sellers in Jupiter and Palm Beach Gardens who price strategically are still achieving strong results. The sale-to-list price ratio in Palm Beach Gardens sits at 94.9%, meaning well-positioned homes are selling close to asking. However, overpriced listings are sitting longer — homes with price drops account for 31.9% of the market, down 11.8 points year-over-year, which signals that sellers who price correctly from the start are winning.

What This Means for Buyers

For buyers, the combination of easing rates, higher inventory, and motivated sellers creates a window of opportunity that did not exist in 2022 or 2023. IRS migration data confirms Florida continues to attract more high-income residents than any other state — $20.6 billion in adjusted gross income relocated to Florida in the most recent reporting period — with New York, New Jersey, Illinois, and California leading the inflow. That sustained demand is a floor under South Florida prices.

The Florida Property Tax Amendment

Florida lawmakers recently approved a constitutional amendment that would reshape the state's property tax system, heading to voters in November 2026. Buyers who close before November lock in under today's rules, including the Homestead Exemption that caps annual assessment increases at 3% for primary residences. This is worth discussing with your real estate attorney or CPA before making a purchase decision.

Tequesta, Hobe Sound, and Palm Beach Shores

These three communities continue to attract buyers seeking a quieter, more intimate alternative to the larger Palm Beach Gardens and Jupiter markets. Tequesta's small-town character, Hobe Sound's natural beauty and proximity to Jonathan Dickinson State Park, and Palm Beach Shores' direct oceanfront access all represent compelling lifestyle propositions — particularly for buyers relocating from the Northeast who are prioritizing quality of life alongside investment value.
